No Treasure Hunting, Metal Detecting, or Digging
This is the one rule our family holds firmest, and we ask for your understanding. Metal detecting, treasure hunting by any method, and digging of any kind are not permitted anywhere on the property. Because this matters so much to us, a violation would mean ending the stay without refund, along with the fine set out in the rental agreement.
Trust us — we have dug more holes over the years than you could imagine. The legacy remains, but the “treasures” that were once on the property are no longer.
A Smoke-, Vape-, and Drug-Free Campus
The entire property — both houses, the porches, and all outdoor grounds — is a completely smoke-free, vape-free, and drug-free campus. There is no designated smoking area anywhere on the property.
These are original 1950s homes, so this is as much about fire safety as preservation — we simply cannot risk them. We ask that no one smoke, vape, or use illegal drugs at any time. A violation would mean ending the stay without refund, along with the fine and any cleaning or restoration costs set out in the rental agreement.
Cameras, Entry, and Your Privacy
- For everyone’s safety, there are security cameras on the exterior of the property that monitor the outside grounds and entrances only.
- There are no cameras inside either house. Your privacy indoors is complete, and we would never place a camera inside a home where guests are staying.
- The doors use keypad locks. Before you arrive we can program a code of your own choosing, so entry is simple and secure for the whole of your stay — no keys to keep track of or hand back.
Respect for the Property
- These are historic homes dating to the 1950s, kept as original as we can. Please treat them gently.
- Things may work more slowly, or may not be as new, as they are at home. That is part of staying inside the history.
- Serious damage to the houses, grounds, or furnishings is one of the few things that would end a stay, and the rental agreement sets out the costs involved. We never expect it to come to that — honest accidents, promptly shared, are always met with understanding.
- Please do not remove, rearrange, or take home any historic item, furnishing, or artifact.
Length of Stay
We are currently accepting long term stays only. Please contact us with your dates and we will let you know what is available.
Occupancy, Parties, and Quiet Hours
- The Galleon House sleeps up to 4 guests. The Doubloon Cottage sleeps up to 2 guests.
- Only the guests listed on the rental agreement may stay overnight.
- We are not able to host parties or events. That includes gatherings of non-registered guests, celebrations, and anything that brings additional people onto the property — an unapproved event would unfortunately end the stay. That said, if you are hoping to have family over, please just talk to us first; depending on the size, we may well be able to make it work.
- This is a quiet residential neighborhood and our neighbors are family friends. Please observe quiet hours from 10:00 PM to 8:00 AM, keeping noise, music, and outdoor conversation low during those hours.
- Please be considerate of neighbors at all hours — sound carries easily on this property.
Trash, Recycling, and Grounds
- Trash, recycle, and lawn pickup is every Friday. Please place the bins roadside.
- Lawn care is handled for you. Please leave the grounds and landscaping as you found them.
Utilities, Internet, and Power
- Electricity, air conditioning and/or heat, and YouTube TV (basic) are included in your stay.
- Starlink satellite internet is provided as a courtesy. As with any satellite service, heavy weather may occasionally interrupt the signal, and we cannot guarantee uninterrupted service.
- Please do not share the Wi-Fi password with anyone outside your party, and do not alter, reset, or reconfigure any network equipment.
- The internet connection is provided for ordinary personal use. Please avoid activity that would disrupt service for the other house, such as continuous large downloads.
- We do ask that the internet never be used for anything unlawful — illegal streaming, torrenting, copyright infringement, or distributing obscene or illegal materials. As with any home connection, guests agree to indemnify the host from any DMCA, copyright, ISP, or other legal claims arising from internet misuse, and this obligation survives beyond checkout.
- There is no generator on the property. If the power goes out, restoration is entirely in the hands of Florida Power & Light (FPL) and is outside our control. We cannot offer refunds or compensation for utility outages, and we appreciate your patience during Florida’s storm season.
Hurricanes and Evacuation
- If a hurricane evacuation order is issued for this area during your stay, we ask that you leave the property — no exceptions, because nothing matters more than your safety.
- We will reimburse you for your lost nights, after taxes and cleaning fees.
- Please follow all instructions from Indian River County emergency management and local authorities. Your safety comes first.
Lawful Use of the Property
- No illegal activity of any kind is permitted on the property or over its internet connection. This includes unlawful downloading, streaming, or file sharing; harassment; and any other conduct prohibited by federal, Florida, or local law.
- For everyone’s safety — guests and neighbors alike — firearms may never be discharged, displayed, or brandished anywhere on the property, and any lawfully possessed firearm must remain unloaded and secured in a locked container at all times. Fireworks, explosives, and incendiary devices are not permitted under any circumstances, and we ask that open flames, candles, and incense stay off the property as well. A violation here is serious: it would end the stay and be reported to law enforcement.
- Illegal activity of any kind would end the stay without refund and be reported to the appropriate authorities — we trust it will never come up.
- The guest signing the rental agreement is responsible for the conduct of everyone in their party.
Care and Maintenance
- If something needs attention, please tell us early rather than late. We would much rather fix a small problem right away.
- Please report any damage promptly and honestly. Accidents happen; hiding them is what causes trouble.
- Please do not attempt your own repairs or alterations to the houses.

Our family is truly excited to share our family history with you. We are proud of Kip’s legacy and want others to experience it. We simply ask for a level of respect while on our properties. Show the houses care and love while visiting, and you are more than welcome here.
While we want to share this unique history, we will not tolerate any level of disrespect of our family’s property.
